Settlement Guide: Renters’ checklist in Australia

For new arrivals one of the first difficulties is to find somewhere to live. If you are a first time renter here are a few things you need to know to get started.

住房租赁合约，通常叫做lease，是法律文件，其中内容包括租金、交租方式、租约期、订金和其他条件等细节。别签你不明白的文件。

交订金

订金与租金是分开的，其作用是一旦租客违反条约，对业主的保证金。在维州，订金会存到住宅租户订金管理局（Residential Tenancies Bond Authority）的信托户口中，直至租约结束。

填写屋况报告

搬进租住的房屋时，租客需填写屋况报告，将你发现的包括屋内设施和任何损毁问题写上，七天内交回房屋中介公司或业主。租客和业主都要同意报告内容，并报告上签名。

凡事备份

建议租约、状况报告、租金收据和订金收据、电邮和所有书面记录都应该留底备份。

了解租客的权利与责任

在新州，租客有权就加租问题与业主商议，业主疏于物业维护，租客也有权投诉，主要审裁机构为新州民事及行政事务审裁处（NSW Civil and Administrative Tribunal）。
